How's the Housing Supply in the Charleston Area?

The real estate market in the Charleston, Trident area is hot. Average home prices have steadily increased over the last three years, and days on market have decreased. Generally speaking, the Charleston Tri-County area includes Charleston, Dorchester, and Berkeley Counties. Families from all over the country are moving to the Charleston area for the Lowcountry lifestyle, proximity to beaches and historic downtown Charleston, and jobs. Corporations like Boeing, Volvo, and Joint Base Charleston also keep a constant flow of families coming into the area. A recent article in the Post and Courier reports an average of 38 people moving the the Tri-County area each day.

With the influx of people moving into the area, the demand for homes is outpacing the supply of available homes. The supply of Single Family Homes is down 13.5% from the same time last year. Similarly, the supply of Condos is down 11.6% from the same time last year.

Whether you're new to the area, looking to move across town, or want to find out the value of your home, The Litchfield Company of Charleston is here to help. Contact one of our AGENTS. We'd love to talk with you.

These ARE NOT Retirement Homes

Active Adult communities are NOT Retirement Homes

The Summerville area of the Lowcountry is home to three of the big-name Active Adult Communities. And these are not "Retirement Communities". These are for folks ready for an active lifestyle in one of the most desired locations of the Lowcountry. These communities provide fabulous stand-alone homes, manicured lawns, and extensive Amenity Centers and activities. There's ballroom dancing, art, yoga, fitness rooms, tennis, pickle ball, bocci, swimming pools, hot tubs, hiking trails, kayaking, and more.

Activity Directors provide lots of options for residents that are on and off-site. We've got communities that are closer to "the country" only minutes from downtown Summerville, and others are located inside larger developments that are in the center of shopping and entertainment. These communities are 15 minutes from the Airport and 25 minutes from Historic Charleston.
