How's the Housing Supply in the Charleston Area?

The real estate market in the Charleston, Trident area is hot. Average home prices have steadily increased over the last three years, and days on market have decreased. Generally speaking, the Charleston Tri-County area includes Charleston, Dorchester, and Berkeley Counties. Families from all over the country are moving to the Charleston area for the Lowcountry lifestyle, proximity to beaches and historic downtown Charleston, and jobs. Corporations like Boeing, Volvo, and Joint Base Charleston also keep a constant flow of families coming into the area. A recent article in the Post and Courier reports an average of 38 people moving the the Tri-County area each day.

With the influx of people moving into the area, the demand for homes is outpacing the supply of available homes. The supply of Single Family Homes is down 13.5% from the same time last year. Similarly, the supply of Condos is down 11.6% from the same time last year.
