Market Update for Summerville

Local Market Update- Greater Summerville Area

Compared to this time last year, the average price of single-detached homes in the Summerville area has increased 7.7 % to $263,071 while the number of new listings has decreased 20%. With the decrease in inventory, we're seeing a significant decrease (21.3%) in the number of Days on Market. A decrease from 47 to 37 Days on Market (DOM).

Townhomes/Condos showed an increase in average sales price from this time last year of 12.1% to $145,072 as the number of new listings remained the same. Days on Market (DOM) for Townhomes/Condos decreased from an average of 36 DOM to 12!! 

The inventory of Townhomes/Condos in Summerville has increased over 100% from this time last year. As these are traditionally less expensive than single-detached homes, now might be the time for first-time home buyers to make their move.

Hurricane Florence Relief: How you can help

Join the Hurricane Florence relief effort.

With thousands in North Carolina and South Carolina affected by Hurricane Florence, there are many ways to assist in the relief effort. Here are a few:

  • The American Red Cross- Use this link to donate money that will be used specifically to help the Red Cross respond to and support the survivors of Hurricane Florence
  • Text "Red Cross" to 90999 to make a $10 donation
  • United Way Hurricane Florence Recovery- 100% of individual monetary donations will be used to help communities affected by Hurricane Florence
  • Amazon announced that you can donate to the relief effort if you own one of its digital assistants by saying "Alexa, make a donation to Hurricane Florence." Donations will go to the American Red Cross
  • Donate to the Cajun Navy Relief via Paypal or Donate Supplies
  • GoFundMe has set up and verified accounts collecting donations to assist Hurricane Florence survivors and communities.
  • The Charleston Animal Society needs donations as they continue to rescue animals displaced by Hurricane Florence
  • Save The Children is providing support especially for children displaced by the the storm and living in shelters

There are many other ways to give. Be sure to give wisely. Experts recommend that you give to established relief groups that have a track record of providing aid to victims of natural disasters. Check out the Charity Navigator which grades established charities on financial health and transparency. If you suspect that a group or individual soliciting relief donations is engaging in fraudulent activities, report them to the US Department of Justice.

Dealing With The Stress of Hurricane Preparation

Are you (emotionally) ready for a hurricane?

As residents of the East Coast of the US, it's easy to assume (and hope) that any hurricanes in the Atlantic are going to hit anywhere but where we live. It's not until a variety things occur that cause many of us to start paying attention. These events can vary from location to location can and easily  produce stress & anxiety:

  • Meteorological models begin to show the "cone of uncertainty" heading to our location (often a week before the hurricane is expected to make land-fall)
  • Local news starts to break into regular programming for weather bulletins and updates
  • State governors and emergency prep office begin their press conferences
  • Our social media feeds explode with updates and shares from our friends
  • Folks pleading for locations to buy generators, gas cans, propane, water, batteries, and other supplies
  • Walmart runs out of water and bread
  • School districts start cancelling school
  • Local weather reports begin to break into regular programming for longer periods of time until they're on permanently
  • Our favorite local weather person rolls up their shirt sleeves
  • We see national news outlets and celebs like Jim Cantore reporting from our backyards

It's easy to let the anxiety build, and build until we're running around like we're chickens with our heads cut off or paralyzed by fear or uncertainty. There are steps you can take to prepare for an approaching storm AND positively address the anxiety, stress, and fear that the preparations can produce. Check out these these resources:

The Charleston Area Monday Real Estate Market Review

As families move into the Charleston Area, experts expect construction of residential, office buildings, mixed-use projects to continue to grow. Currently, they are often reaching tenant capacity before construction finishes.

A recent report in the Charleston Regional Business Journal (Volume 24, No. 19) finds that as we continue to have job growth, the real estate market will continue to grow. As we see businesses like Volvo, Boeing, Google, Joint Base Charleston, and others continue to grow and expand, we're seeing infrastructure, businesses and mixed-use real estate developments expand near Summerville.

Restaurant & Beer Week in Charleston- September 5-16

Finally! Charleston's Restaurant Week is here and begins September 6th. They're also partnering up with Beer Week to provide locals with an excellent opportunity to enjoy super deals at some of the finest restaurants in the Charleston area.
